I remember, it was 2001, I was working for L.J. Hooker, this was before Facebook, before social media, before YouTube & Instagram, it was before the internet was even a “BIG THING.” Back when you used to get excited about receiving an e-mail, let alone knowing how to use it, so NONE of these methods were something we used back then as a way of marketing..
I remember walking my patch area for hours on end a day, only to speak to a handful of people.. I remember having to hand deliver appraisal letters because I couldn’t afford stamps. I remember cold calling late at night asking people if they wanted a FREE appraisal, only to be hung up on almost EVERY TIME..
I am no longer a Real Estate Agent, I am a digital marketer on the Gold Coast – but while I was a Real Estate Agent, I learnt something very powerful, and that was the power of interaction, and persistence…
Back then what seems like a lifetime and a full head of hair ago, I was the youngest Real Estate Agent in Australia at the time, and I also became the most “successful” within my agency, beating out everyone in the office that had been there for YEARS before me – BUT this didn’t happen overnight, I definitely wasn’t an instant success, don’t get me wrong, so let me explain…
Back then, we had only our patch area in which we were allowed to work, and I was given the area that was deemed “God’s waiting room”, meaning the ONLY way people were leaving their homes, was in a casket! I’m telling you, my demographic had one foot on a banana peel and one foot in the grave, I mean they didn’t have taxi ranks in my area, no, they had ambulance ranks! (cue comedic drum).
Well, I’ll tell you….
You see, YES, we may of only been allowed to WORK our patch area, BUT if we got referrals to sell OUTSIDE OF OUR AREA, well, that was fair game and up for grabs…
So facing facts…
At large not many of my patch area’s demographic, based on their age, were probably going to sell their homes, unless it was to move into a retirement village, and been that my area was considered the “local retirement village” anyway, this rarely happened – actually, only once did I move a couple from their home to a retirement village in my time as an agent…
So, knowing I could get referrals to sell outside of my area, it occurred to me that I could make my weakness my strength… So I set out to make sure that if I couldn’t sell grandma & grandpa’s house, I definitely wasn’t going to miss out on selling their son’s, their daughter’s, their grand-kid’s and so on!!
So that is exactly what I did, I made sure that EVERYONE’S grandma and grandpa in my area knew who I was! How I did that was making sure I had at least 3 points of interaction with them over the course of the month, so either I knocked on their door (and physically spoke to them), delivered a letter or spoke to them on the phone!
In the months to come I can’t tell you how many hours I spent pounding the pavement, licking envelopes, and late nights being hung up on – BUT I did drink A LOT of tea and ate a lot of bikkies, and hear all about the good ol’ days, which I actually really enjoyed!
I got to know everyone in that area, and not only that, I was able to sell A LOT of homes, all by way of referral! I think I may of only sold 3 in my patch area, the rest were all outside God’s waiting room!
So when ever my G-mas & G-pas heard of someone wanting to sell their home, because of my consistent interactions with them (or annoyances lol), who do you think they thought of?! YEP, me! It took me a long haul, a lot of time, but it did pay off, and it was because I was the first person they thought of, when they thought of selling!
SO, this leads me to what myself and my team have developed by way of this strategy we teach in this course – I know the tired efforts used just to get a single interaction with someone in your area, I know the hardship it takes, the toll it takes mentally, but now knowing what I know using digital means, if I were to go back into real estate, I would KILL it! You know why, because I know now how to leverage a single message, across hundreds, if not thousands of homes, in one afternoon (my feet would be thanking me at very least)! And I would cut my interaction rate time down by 100 times over!
It’s the way of social media, and by way of video funneling – all of which we teach you in this course, the best thing is, you won’t have to pay marketing agents to look after your accounts, because we teach you that too!! You will save money, and that too is an added bonus!

Your goal as a real estate agent in your patch area should be to get to know as many people as you can, as quickly as you can! But more importantly they need to get to know you.
This brings us to examine current methods of lead generation for real estate agents.. Lets take door knocking for arguments sake, and let’s say you have only 1000 people who own homes in your patch area. How long would it take for you to get around to all of them by way of door knocking?
So let’s say they are all home, or better yet, answer the door when they see you coming… And also let’s just say you are simply just letting people know of the current climate in the market, no hard sell, no, “I want to do an appraisal” type of spiel, just a no strings attached, “hey do you know what’s going on in your local area?!” type of conversation.. Lets assume the interaction time includes: getting to their door, them answering, you having your say (uninterrupted- I might add) and then wrapping up, to be on your way – we’ll say 5 minutes per house? (I think this is generous too by the way). That equates to over 80 hours of been on your feet to have a SINGLE interaction with this person!
This means you will now have to spend 1,245 hours to get the minimum interaction rate with these people, that’s 31 weeks and change before someone will take you up on your services!
Of course, these numbers are statistically speaking, but this is becoming the cold hard truth!
NOW, what if we could take that SAME message, reaching the same 1000 homes, pitching the same single message to the same people in JUST one afternoon! It will be as if there are 1000 of you door knocking ONE home each, delivering the same message just ONCE! THAT IS WHAT CONTENT TIME LEVERAGING IS and what you will learn leveraging the power of Facebook & video, is more than possible in today’s landscape for the Facebook ad savvy user!!!

It’s statistically proven that in today’s landscape, a buyer needs to have close to 15-20 times of interaction before they deem someone creditable and a reliable source to which they will purchase from or utilise their services…
…but I do know what is stopping you from doing it, it’s the fact that you have no idea HOW TO DO IT!
